This parcel is centrally located between Spokane, Washington (approximately 9 miles to the west) and Coeur d'Alene, Idaho (approximately 8 miles to the east). The parcel overlooks the city of Post Falls and the Rathdrum Prairie. The city of Post Falls and Interstate 90 is less than 4 miles to the north. The elevation of the property varies from about 3500 feet at the lowest to about 4000 feet at the highest. The elevation of Post Falls and the Rathdrum Prairie is approximately 2700 feet above sea-level so the property is some 1200+ feet higher than Post Falls.
The views are outstanding from just about every location on the property. The city lights at night are virtually indescribable. City lights cover much of the prairie and the traffic on Interstate 90 creates a flow of red lights in one direction and a stream of headlights in the other. The Coeur d'Alene airport always provides a show whenever they turn on the runway strobe lights. With a pair of binoculars, picking out all the familiar businesses along Seltice Way becomes a breeze.
Wildlife abounds in the area. Year round springs provide an ample water supply for the wildlife. Deer and turkey are quite prevalent. Also prevalent are black bear, mountain lion, bob cat, moose, eagle, and elk; not to mention owls, porcupine, minks, and a whole host of smaller animals.
The property was logged in 2001 (shelter cut) and roads put in to gain access to the two parcels. There is a small set of switch backs leading to the parcel across parcel #9000. The grade of the switch backs is pretty mild, not exceeding 7%. After the switchback, the grade levels out and maintains a grade of about 2%.
There is a lot of history in the area. The larger parcel contains a site containing several old wood stoves dating back to the turn of the century. It appears as if there was a camp of some sorts built there around 1900 and the old roads are still visible.
The property has a remarkable concentration of water birch. What is significant about this is that water birch requires a lot of water in order to survive. The presence of so much water birch on the property indicates a high moisture content present in the soil. This is quite obvious as well from the presence of year round springs on both parcels. |
