This is a newly built (but incomplete) and newly launched home-built houseboat / partyboat being sold as-is. Could sleep 12. It does not have a motor. My life plans have changed so I am now seeking an interested buyer. I am gladly willing to assist in its final construction.

The boat is located on the Cumberland River in Gallatin, Tennessee (near Nashville). This river is part of the interstate waterway system so the boat can be ran or towed to almost any eastern U.S. state (including the Gulf of Mexico or Atlantic Ocean). Can also be used as a charter boat business.

The boat was built with care and with the intention of living aboard her in saltwater and also use as a charter boat business. It is meant to have an outboard motor which should fit entirely under the rear deck. It’s relatively lightweight being all wood and plywood-construction. The hulls have a well-cured fiberglass coating and a well-cured bottom-coat (antifouling) paint. All above-water paint is top-quality marine primer with white marine polyurethane. There are a number of items included, but the inside is basically gutted except for room wall framework, so this is a "handyman special" (or a fixer-upper opportunity for re-selling). The plus side is that you can complete or alter it to exactly the way you want it. I am confident that a whole second floor can be built atop this one.

Included extras are 11 windows have been made but not installed. The glass is tempered and tinted. Two 27-gal. fuel tanks (gas or diesel). Three water holding tanks (2 fresh, 1 waste). And a custom-fitting free-standing ladder that can be used for back deck-to-roof access, or shore-to-front deck access.

In spite of its good construction, it has a few cosmetic imperfections that you can be seen when there, or I can describe them. The primary one is that the interior floor is slightly unleveled. But all the imperfections can be corrected if one wanted to. (The slight tilt forward of the boat in water that can be seen here is intentional and will level when your outboard motor is added).

The boat will best hold an outboard motor, though a pod assembly must be attached or made. The other necessary construction point is its need for a helm (steering room). This can be placed on the upper deck forward or the current aft deck center, whichever you prefer. It has easy access to the hulls, which are divided to help prevent sinking in spite of any major collision. Its design is intended to cut through high aft winds. The upper deck has a whopping 408 sq. ft. of uninterrupted area. Interior ceiling is 6 1/2 ft. high. Contains 3 bedrooms (one with a private aft balcony), a full and roomy bathroom area, and a kitchen area. The stern (rear) deck is designed for fishing and has two built-in water-access ladders.
