Royal Sunset Timeshare in Cancun, Mexcio

28 weeks at the all-inclusive Royal Sunset in Cancun, Mexico to be used over a 14-year period through VIP Travel Club. Two weeks can be taken each year effective October 17, 2005, one at a VIP Travel Club Resort in Cancun (Royal Sunset or Sunset Lagoon) in Cancun or Fishermen's Village in Playa del Carmen and any future Sunset Resorts and one week to be used outside Cancun. (Resort book for these locations all around the world is provided). You may choose any size available suite at the Sunset Resorts, you have no set room size.
The Royal Sunset resort is a Gold Crown award winner and has been acclaimed as "best resort of the Mexican Southeast." It is located in the downtown area of Cancun and is within walking distance to popular attractions. The resort amenities include auto rental, beach, spa, elevator, live entertainment, medical facilities, 4 restaurants, 3 bars, snack bar, swimming pool and whirlpool/hot tub.
The Sunset Lagoon is located between shopping and nightlife and traditional downtown. It has a Mediterranean-Mexican architectural style. Resort amenities include auto rental, boating at its full sized protected marina (equipment from private yachts to fishing gear available), lake, medical facilities, 3 restaurants, 2 bars, snack bar, scuba diving (equipment available, scuba instruction and diveshop with snorkel gear, water skiing (equipment available), wind surfing (equipment available), swimming pool and whirlpool/hot tub.
The Fishermen's Village is located in Playa del Carmen, which is within walking distance of the fishing village of Playa del Carmen. It is the most exclusive and luxurious hotel in this area which is south of Cancun. Resort amenities include auto rental, beach, swimming pool, children's pool, laundry, medical facilities and restaurant.

$425 + tax + fees - studio = $537.00 week; bathroom, kitchenette, foyer (sitting area with chairs, tables and couch) and bedroom all in one room. Sleeps 2 privately and a maximum of 4 people. 474 sq ft.
$525 + tax + fees - 1 bedroom = $664.00 week; 2 bathrooms (one in living area and one in bedroom), kitchenette, dining room, foyer (sitting area with chairs, tables and fold out couch), dressing room, jacuzzi and king size bed and foyer (sitting area with chairs, tables and fold out couch) in bedroom. Sleeps 4 privately and a maximum of 6 people. 958 sq ft.
$625 + tax + fees - 2 bedroom = $790.00 week; 3 bathrooms (one in each bedroom and one in living area), kitchenette, dining room, foyer (sitting area with chairs, tables and fold out couch), 2 dressing rooms (one in each bedroom), one king size bedroom with foyer (sitting area with chairs and jacuzzi), and double beds, jacuzzi and foyer (sitting area with chairs, tables and fold out couch) in second bedroom. Sleeps 6 privately and a maximum of 8 people. 1,434 sq ft.
$625 + tax + fees - presidential (only available to timeshare owners) = $790.00 week; 2 bathrooms, 2 kitchenettes, 1 dining room, 1 foyer (sitting area with chairs, tables and fold out couch), 2 bedrooms (one with king bed and one with two double beds), one jacuzzi. Sleeps 6 privately and a maximum of 8 people. 1,560 sq ft.
Current tax rate is 10% and current service fees are 15%.
Holidays and special date events may cost more but no more then an additional $200 per week. Some resorts require all-inclusive option or give priority to these requests in order to confirm reservations.
Reservations are made via e-mail, fax or phone. They must be made a minimum of 30 days in advance and as long as one year in advance of reservation dates.
The Royal Sunset all-inclusive option includes:
All meals and snacks, alcoholic & non/alcoholic beverages, (imported) dinner shows and nightly entertainment, daily activities program, kids activities program, shuttle to and from Royal Sunset and Sunset Lagoon Resorts, box lunch for outside excursions, lobster dinner, room service, tour discounts, bike tour, Tres Rios tour, non-motorized water sport equipment, scuba lessons, spa treatment, safety boxes, business center/internet access and all taxes and tips included.
The cost at the Royal Sunset is $66.00 per adult per day for high season and $83.50 per adult per day when applied to Corporate Weeks. Children are $34.90 per day ages 5-12 for both regular and corporate weeks.
In addition to your 28 weeks you will also receive two Corporate Weeks with no maintenance/reservation fee, which can be used in present and future Royal Sunset Resorts. You only pay the all-inclusive rate. The weeks can be used in May, June, September, October, November (not Thanksgiving week), and the first two weeks in December. They are also transferable with no cost.
In addition, you have access to discounted benefit programs. The Great American Traveler (book included) gives you up to 50% discount on hotels internationally, you also get Golf Access and Recreation Access discount programs. Any future programs will also be included with your membership.
How much would it cost if you were not a member? A studio is $250.00 per night and the all-inclusive option would be $75.00 per day at the Royal Sunset. Six nights stay with no all-inclusive is $1,500 for non-members!
Yearly membership renewal is required. The cost is $59 per year if you are billed (done at least 30 days in advance) or $49 if your credit card is to be automatically billed. Year is based on anniversary date. VIP Travel Club will contact you regarding this.
We are asking $4,499.00 for our timeshare; there are no closing costs or title/name transfer fees. You will be purchasing a mortgage-free timeshare, which will ensure that you vacation every year to Cancun or another part of the world. If you don’t want to travel two weeks a year, why not sell your second week or give it as a gift to family and friends?
Upon winning the auction I will send you via fax or mail, a copy of the contract we signed which summarizes the member benefits and any obligations as I have described. In order to transfer the name, contact information and benefits of the membership VIP Travel Club will need you to sign and have a letter notarized stating the new member's name, address, phone number, e-mail and that they accept the benefits and obligations of the membership. Finally they will need a copy of the new owner's ID such as driver's license as well as a copy of ours. Once we receive this information from the winning bidder and send it to VIP Travel Club then they will change the information in their computers and send the new member a VIP Travel Club Card and you may begin booking your vacations. The letter and copy(s) of IDs must be sent to us with your payment or mailed at the same time payment is made. If you prefer, I can draft a copy of the letter that needs to be notarized and e-mail it to you.
After payment and the notarized letter are received, we will send you contact information for the resort including website for reservations, customer service and annual renewal. A VIP Travel Club directory (about 1 inch thick) which has all the resorts and locations you can use your timeshare at as well as information and pictures, the Great American Traveler directory and Corporate Weeks certificate. If you should choose to rent any of your weeks we will be including VIP Rental Enrollment Forms for you.
We will pay the cost of any documents mailed to the purchaser within the US. For an out of country purchaser we will ask that you pay for anything over $20 to mail documents to you. We will also pay for the cost of sending all documentation to VIP Travel Club in order to change over membership.
We ask that the purchaser cover the cost of the notarized letter and the cost of mailing it to us with a copy of proper ID documents as deemed by VIP Travel Club.
